Understanding your result
The headline is the installed cost from low to high, with the cost per square foot beneath it. The stats give the tile, the labour and the midpoint; the table lists the tile with waste, the setting materials, the board or membrane, the heating, the labour, the total, and the boxes.
The tile is the area times your price, with waste for the pattern. Setting materials are thinset, grout, spacers and sealer at $0.75 to $1.50 per sq ft. Board or membrane is cement board or an uncoupling membrane, material and labour together. Floor heating is priced over 60% of the floor, the typical heated share of a bathroom, without the electrician. Labour depends on the tile size: standard sizes are the cheapest per square foot, and both mosaics and large format cost more. The pattern factor adds 15% for diagonal and 30% for herringbone.
For the tile count and boxes exactly, use the floor tile calculator; for the mortar quantity, the thinset calculator; for a budget including removal of the old floor, the flooring cost estimator.
How we calculate this
The labour ranges by tile size are drawn from the published 2025–2026 cost surveys, which report tile labour from about $5 to over $15 per sq ft depending on size and pattern; they are on the installer rates reference page. The installer charges guide covers tile labour, the large-format tile guide explains the extra work big tiles need, and the tile size guide covers how size changes the materials.
The assumptions behind the numbers
| Assumption | Default | Where it comes from |
|---|---|---|
| Labour by size | mosaic $10 to $18; small $7 to $12; standard $5 to $10; large format $7 to $14 per sq ft | Published 2025–2026 cost surveys |
| Setting materials | $0.75 to $1.50 per sq ft | Thinset, grout and sundries at retail |
| Board or membrane | $1.50 to $3 per sq ft installed | Cost surveys |
| Heating | $12 to $20 per heated sq ft, 60% of the floor | Mat and thermostat kits plus installation |
| Pattern | diagonal ×1.15, herringbone ×1.3 | Installer pricing practice |
| Tile | $4 per sq ft, 180 sq ft | Chosen for the example |
Assumptions last reviewed October 8, 2026.
The calculator does not price removal of the old floor, subfloor repair or leveling, the electrician’s circuit for heating, trim, or a shower, which has walls, a pan and waterproofing. It assumes a reasonably flat, stiff floor; a floor that flexes needs more work before tile.
Two worked examples
320 sq ft of standard tile on a slab
$3 tile, no board, straight, average region.
- Tile: 320 × 1.1 × $3 = $1,056
- Setting: $240 to $480; labour: 320 × $5 to $10 = $1,600 to $3,200
- Total: $2,896 to $4,736, $9.05 to $14.80 per sq ft; 22 boxes
On a slab without board, labour is still more than half the cost. A $6 tile instead of $3 adds about $1,000, less than the spread between a lean and a busy installer.
A 60 sq ft heated mosaic bathroom floor
$12 mosaic, board, heating.
- Tile: 60 × 1.1 × $12 = $792; setting $45 to $90; board $90 to $180
- Heating: 36 sq ft × $12 to $20 = $432 to $720
- Labour: 60 × $10 to $18 = $600 to $1,080
- Total: $1,959 to $2,862, $32.65 to $47.70 per sq ft
A small luxury floor: high per square foot, modest in total. The electrician’s circuit for the heating comes on top.
Where to find your inputs
Area. The tiled floor area.
Tile price. Per square foot from the store; boxes priced per box divide by the box coverage.
Size and pattern. From your choice of tile and layout.
Board and heating. Whether the job includes them; ask what the quote covers.
Common mistakes
- Pricing the tile, not the job. Labour is often half or more.
- Assuming big tiles are cheaper to lay. Large format costs more per square foot.
- Forgetting the layers. Board or a membrane is a real line on a wood subfloor.
- Heating without an electrician. The circuit is separate.
- No pattern factor. Diagonal and herringbone take longer.
- Ignoring removal. Old tile coming out is often the biggest surprise.
Questions people ask
- How much does it cost to install a tile floor?
- About $9 to $15 per sq ft for $3 tile in a standard size without backer board, and $12 to $19 with board or a membrane. Premium tile, mosaics, large format, patterns and floor heating can take it past $30 per sq ft.
- Why does large-format tile cost more to install?
- It needs a flatter floor, a bigger trowel, back-buttering, leveling clips and often two people to set each tile. Labour runs about $7 to $14 per sq ft against $5 to $10 for standard sizes.
- Why do mosaics cost so much to install?
- Many small pieces mean many cuts and a lot of grout, and sheets must be aligned so the joints between sheets disappear. Labour is often $10 to $18 per sq ft.
- Do I need backer board under floor tile?
- Over a wood subfloor, yes: cement board or an uncoupling membrane goes between the plywood and the tile. Over a sound concrete slab, tile can often be set directly, sometimes with a crack-isolation membrane.
- How much does heated tile flooring add?
- A mat or cable kit with a thermostat, installed under the tile, typically adds $12 to $20 per heated square foot, plus an electrician's circuit. In a bathroom, the heated area is usually about 60% of the floor.
- How much tile do I need to buy?
- The area plus 10% for a straight layout, 15% diagonal and 20% herringbone. The calculator shows the boxes at a typical 16 sq ft per box; the floor tile calculator counts tiles and boxes exactly.
